Somehow I doubt this’ll go anywhere until Montreal gets $1-2 Billion from Québec to build the dikes. Rive-Boisée near Gouin is the epicentre of spring flooding on the North Shore.
J’émets des doutes aussi. Ce terrain est à coup sûr inondé à chaque printemps.
Je n’ai jamais compris l’urbanisme de Pierrefonds-Roxboro dans ce coin. C’est tellement disproportionné comparativement à TOUT l’arrondissement. Puis, cette hauteur-là aurait avantage à être autour des stations du REM vs ici autour des travaux publics.
Bref, tout ça pour dire que pour le moment, c’est un endroit inondé à coup sûr, tout comme les 2-3 autres tours à côté.
Je me rappelle qu’en 2017, cette intersection là était complètement inondée, assez impressionnant. Sur la carte inondable, le terrain serait moins pire que les terrains voisins, mais quand même dans une zone inondable 100 ans et 20 ans, où la profondeur de l’eau serait d’environ 1m. Il a d’ailleurs été inondé en 2017.
Fun fact: en 2017, j’habitais à Pierrefonds et je travaillais à DDO. Mon père était venu me chercher à mon travail vers 17h et l’intersection était presque non-inondée. Sur le chemin du retour, l’intersection était complètement inondée et impraticable. Tout ça en environ 30-45 min uniquement.
Agree. I still don’t get it. The two REM stations in the borough are surrounded by low- or no-rise and single-family homes. The biggest is Le Lalande near Sunnybrooke, but it’s not that big. Place Gouin on Meighen is a short walk from Pierrefonds-Roxboro station but it’s only 9 floors and not very large either. And that’s about it. There is dense low- to mid-rise a bit further away on boul. de Pierrefonds and des Sources, but no rush to develop around the vicinity of the two stations. The old Homard Plus site has had a sign for a couple of years now, advertising a small condo apartment building, but it will be six floors and only 28 units. Meanwhile the borough is still pushing for the area around borough hall (de Pierrefonds and St-Jean) to be a “new downtown” for the area, with no good transit other than the 68/468 and a few more circuitous routes nearby.
C’est à cause de je sais plus quelle clause, mais le REM devait offrir le service aux même endroits sur la ligne Deux-Montagnes, d’où une station de REM sur l’ile Bigras.
A few more, well from the West you have the most frequent line that passes there: the 470.
With that being is said, I see a lot of potential on la rue commerciale in Roxboro and Gouin around this area. Anyways, the NIMBY-ism is strong in the west island.

Certainement, oui. Mais toujours d’occasions ratées ici. L’arrondissement veut agrandir sa base foncière avec les 6000 habitations dans un secteur vierge de l’ouest, mais dans un secteur déjà construit autour deux stations d’un métro en construction? Rien.
Il semblerait que ce projet aille de l’avant.
