Strategically located in the centre of metropolitan Montreal, near the second most important employment hub in the province, is a new development worth checking out. Dalia Townhouses & Condominiums is not only one of Saint-Laurent’s most anticipated residential developments, but it’s also a great neighbourhood in the making.

“When you enter the Dalia district, it’s going to feel like a small community with its own identity,” says the association design director for Quorum Bourdon Inc., Maxime Laporte, about the new development slated for delivery in 2023 and 2024.

“With its two types of housing that will house a total of 177 units (134 condominiums and 43 townhouses) and be covered by 50 per cent green space, Quorum Bourdon Inc.’s project in Saint-Laurent is an integral part of the area’s redevelopment from the industrialized area it once was into the sustainable, transport-oriented district it is becoming.”

In addition to upping the number of trees on the concrete-covered lot from four to over 50, Quorum Bourdon Inc. plans on equipping Dalia with a huge private courtyard with landscaping, green rooftops, and solar panels.

The builders of Dalia Townhouses & Condominiums are also pursing Leadership in Energy and Environmental Design (LEED) certification for the project, which is a first for them. This is especially exciting because they have been a pioneer in the real estate industry for over three decades, launching several neighbourhoods like Griffintown.

Neighbourhood

Over the years, we’ve really tried to focus on midtown areas that are close to public transportation,” explains Laporte about the project’s precise localization near du College metro station as well as two major highways: the Metropolitan and Décarie expressways.

“The midtown neighbourhoods are also better suited for the type of low-density project that Dalia is, with its intimate mix of townhouses and condos.”

Centrally located just a few minutes from downtown, Technopark Montréal, and Montréal-Trudeau International Airport, Dalia Townhouses & Condominiums is also perfectly positioned near a school, a new park, a cycling path, and the upcoming Royalmount development.

The Royalmount project, which includes plans for stores, office space, movie theatres, restaurants, and flagship businesses, will help propel the borough into the future and make Dalia even more appealing and valuable to investors.

“There’s a lot of development in the area and it’s going to be growing in popularity, and value,” says Laporte. “You can see it in the skyline, with the cranes. It reminds me a little of the beginnings of Griffintown, except Saint-Laurent will never become overdeveloped like it has.”

Currently, says Laporte, a prospective buyer can purchase a two-bedroom condo in Saint-Laurent for the same price as a one bedroom in downtown Montreal.

Architecture and design

The contemporary project designed by FormStudio Architects has a light colour palette and a high-quality mix of materials that includes brick and metal. It will be centered around a main public courtyard and includes a private road, for residents, to facilitate ease of access.

With its intimate mix of backyards and walking paths leading from the project’s 43 townhouses to the outdoor pool, Dalia is the perfect blend of urban and suburban living.

“It’s the ultimate opportunity for someone who wants to live in a townhouse and have a swimming pool but without any maintenance,” Laporte says.

The condominium will also have an urban chalet on the rooftop with a breathtaking view of Mount-Royal and a two-storey glassed-in lobby that creates a clear visual path on the ground level.

All the project’s units will come with a refined design aesthetic and large windows opening onto balconies, in the condos, and beautiful backyards in the townhouses.

Open concept living areas with 9-foot ceilings, signature cabinetry, sinks and plumbing, and quartz countertops and backsplashes are planned for all of the condominiums. They also include ceramic flooring in the bathrooms.

Enthusiasm, they say, is infectious, and the enthusiasm that associate design director Maxime Laporte has for his latest development, Dalia Townhouses & Condominiums, is more than just infectious — it’s downright contagious.

“We used a lot of the feedback we got from interested buyers to adjust the design of the project so that it would meet everyone’s needs and exceed their expectations,” he says about the development in Saint-Laurent that is currently in pre-sale and pre-construction and scheduled for delivery in 2023.

“Initially, though, we were inspired by the project’s surrounding environment, which is fairly suburban, as well as what most people are looking for in terms of lifestyle and quality of life these days.”

Even though the development that’s quietly nestled between Bourdon St. and the highway hasn’t been built yet, Laporte was able to walk me through it, virtually, using renderings that are so true to life that I feel like I’ve actually sat by the outdoor pool with a refreshing drink, strolled through the children’s playground, and worked out at the top-of-the-line gym (minus the health benefits and tan, naturally).

And with its well-thought-out layout that includes manicured walking paths, bike paths, and urban gardens, as well as a variety of outdoor areas and common spaces designed to bring people together, Dalia is more than just a development, it’s a neighbourhood in the making. The name also comes from the words for “grape vine” and “olive branch” in Arabic and Hebrew, and it is a popular feminine name in Lithuania that translates to “destiny” or “fate.”

The addition of luxurious amenities such as an urban chalet with a garden, an impeccably designed space to work or lounge in, and a gym with a view means that everyone gets to enjoy what makes them feel best, both mentally and physically. Residents receive all these benefits while also having access to the nearby services, shops, restaurants, and stores that are increasingly drawing people from downtown Montreal to Saint-Laurent.

“It isn’t a mega project with 800 units, huge common areas that are overrun by crowds of people, and exorbitant fees,” says Laporte about the development, which is selling one-bedroom condo units for as little as $298,800 plus taxes.

“It’s perfectly scaled to the surrounding neighbourhood that is mostly made up of pre-war houses, as well as the rest of Saint-Laurent, which appeals to all kinds of people from all types of backgrounds.”

Centrally located near the downtown core, Du Collège metro station, Technopark Montréal (the second most important employment hub in the province) and Montréal-Trudeau International Airport, Dalia Townhouses & Condominiums is also situated near a great public school, a new municipal park, a city-run cycling path and the extensive Royalmount development that’s planned for 2023.

In addition to its location, which makes getting around on foot, by public transport, or with a car equally feasible, the fact that it’s aiming for Leadership in Energy and Environmental Design (LEED) certification means that the air breathed in by residents will be as fresh as the day is long.

Une dérogation mineure a été accordée au conseil d’arrondissement du 2 avril 2024 (dossier 1246322003).

Ce que je ne suis pas certain de comprendre (et Saint-Laurent n’est pas un arrondissement qui partage ses dossiers décisionnels rapidement, même une semaine après leur adoption), c’est qu’il est question de deux bâtiments multifamiliaux alors que le projet n’en compte qu’un seul. :confused:

Statuer sur une demande de dérogation mineure concernant les propriétés situées aux 1910 et 1920, rue Bourdon ayant pour objet d’autoriser la construction de deux habitations multifamiliales dont la distance entre les bâtiments ne respecte pas toutes les normes applicables.

Ils peuvent fusionner deux ensembles de maisons de ville pour en faire un seul bâtiment d’appartements.

Volet abordable du projet

Les travaux du projet Dalia à Saint-Laurent ont été officiellement lancés ce jeudi 15 mai 2025. Il s’agit d’un ensemble résidentiel de 249 logements locatifs situé au 1956, rue Bourdon et qui vise des certifications LEED Or et Argent garantissant des habitations respectueuses de l’environnement.

Situé sur le terrain de l’ancienne usine Valeant, l’ensemble sera constitué de quatre bâtiments multifamiliaux. La première phase du projet, soit un bâtiment multifamilial de sept étages comprenant 139 unités, est en cours de construction. Les trois autres bâtiments de trois étages chacun totaliseront 110 unités. Plusieurs logements seront conçus selon les normes d’accessibilité universelle.

Situé à proximité du Royalmount et de Cité Midtown, le Dalia offrira un accès facile aux principaux axes de transport, notamment en raison de son intégration à un secteur TOD (Transit Oriented Development). Les locataires seront ainsi à deux pas des transports collectifs, des parcs avoisinants, ainsi que des principaux pôles d’emplois.

Fruit d’une étroite collaboration entre l’arrondissement et le promoteur Quorum, le Dalia se démarque surtout par son engagement envers le développement durable.

En premier lieu, la population pourra profiter d’une abondante verdure avec un pourcentage d’espace vert / terrain de plus de 45% et des jardins communautaires sur le toit du bâtiment multifamilial de sept étages.

Les résidents et les résidentes bénéficieront également d’une nouvelle piste cyclable multifonctionnelle le long de la voie ferrée. De même, une servitude publique sur le terrain du Dalia permettra de relier le quartier à la station de métro Du Collège via la rue Bourdon.

Les énergies seront également maîtrisées avec des panneaux solaires sur tous les bâtiments et la géothermie comme source énergétique pour l’ensemble du site. Le Dalia vise d’ailleurs une performance énergétique pour chaque bâtiment 50% plus élevée que les standards exigés au Code énergétique.

Le projet contribuera aussi au bien-être des enfants de l’école adjacente puisqu’une cession de terrain permettra l’agrandissement de la cour. De plus, les élèves seront mieux protégés par l’aménagement d’un talus et d’un écran acoustique adjacent à la voie ferrée.

Outre l’appui de l’arrondissement, le projet a aussi reçu le soutien de divers acteurs locaux et des citoyens. Une consultation communautaire a d’ailleurs été intégrée dès la phase de conception.

Cette vision d’habitation moderne et responsable a pu se concrétiser grâce à un soutien financier de 93 millions de dollars du Gouvernement du Canada, par le biais du Programme de prêts pour la construction d’appartements (PCA) de la Société canadienne d’hypothèques et de logement (SCHL).

Ce quartier en devenir promet de créer une communauté inclusive, dynamique et accueillante.

Le projet est aujourd’hui différent de la version connue jusqu’à maintenant. Les maisons de ville ont été remplacé par 3 bâtiments de 3 et 4 étages.

Il se composera d’un bâtiment de sept étages, qui inclura 139 unités, et de trois autres bâtiments de trois niveaux, qui en totaliseront 110. La livraison du projet est prévue à l’été 2026.
