It’s actually in a fairly dense area, across the street from another 12-storey residential building and near a whole bunch of 6-storey apartments. There are shops, services, and schools nearby, and at least seven different bus lines running in every direction.

It stands out a bit, for now, but I don’t think this area will lie fallow for too long, as I imagine the price per ft² of land in that quadrant of 15/40 is still a relative bargain.
